VAT PAYMENT FOR COMMERCIAL PROPERTY BUYER GUIDE

The VAT payment for commercial property buyers user guide has been issued with an aim to aid the persons who are buying commercial properties which are subject to VAT in the UAE for the purpose of completing their VAT payment on the FTA’s e-Services portal. This is however applicable to the sales of commercial property which is subject to 5% VAT. This, however, does not apply to any sales or leases of residential property, lease of commercial property and sale of commercial property.

This guide further lays down the steps which are to be followed for the purpose of completing VAT payment. The following steps are to be followed :

1. Create an e-services account

The user is firstly required to create an e-services account by adhering to the following steps :

The user is required to sign up as a new user by creating a user name and password. He is further required to verify its account to complete the verification process.

2. Complete the VAT payment

Before initiating the ownership transfer process with the Land Department, the user is under a mandate to complete its VAT payment. The user is first required to login to the FTA’s e-service portal and is then required to go to, “ My Payments” tab. After selecting the “ My Payments” tab, the user is required to select the option of “ Commercial Property Sale” from the “ Miscellaneous Payment” drop-down menu. Further, the user is required to fill the options such as the VAT amount, Commercial Property Number, TRN of the seller, the date of sale and the Land Department. After filling the above fields, the user is required to click on the “ Make Payments” button. A screen of “ Payment Information” would appear when the user clicks on the “ Make Payment” button. After this, the user is required to click on the “ Pay Now” button at the bottom left and he would be redirected to the e- Dirham gateway for completing the payment. Once redirected, the user would be able to make payment either through an e- Dirham or non-e- Dirham card. A payment transaction number would be generated after the completion of payment.

The user is required to keep the payment transaction number in order to avoid any interruption in the ownership transfer process as without this number, the purchase of the property would not continue and would lead to delays.
